The Landlord and Tenant Act (68 P.S. 250.101 et seq.) governs rental housing. Security deposits are capped at 2 months' rent in the first year, then 1 month's rent thereafter; must be returned within 30 days. Month-to-month tenancies require 30 days' notice (15 days for leases of 1 year or less). Retaliatory eviction is prohibited; landlords cannot evict or raise rent in response to a tenant reporting code violations or exercising legal rights.
