Ohio Tenant Rights & Protections

Ohio Civil Rights Act (ORC Ch. 4112) prohibits housing discrimination and is enforced by the Ohio Civil Rights Commission (FHAP agency). The Landlord-Tenant Act (ORC Ch. 5321) governs rental housing. Ohio has no statutory cap on security deposits, but deposits exceeding $50 or 1 month's rent must earn 5% annual interest after 6 months of occupancy. Deposits must be returned within 30 days. Month-to-month tenancies require 30 days' notice. Landlord retaliation is prohibited (ORC 5321.02); landlords may not increase rent, decrease services, or threaten eviction in response to a tenant exercising protected rights.
